Window Consultant

The Board has contracted with Simpson Gumpertz and Hager to propose alternate window designs for the condominium.  The Board will advise all unit owners of the alternate window designs once available.

We are pleased that both projects are now completed. 

Please be reminded that these are No Parking zones and that you will be ticketed by the DOT for leaving your car unattended.  Additionally, the condominium may assess fines against residents who leave their cars parked in this area. 

 

FAQ's

Third Floor Patios

Residents may reserve the built in grill by contacting Dan McCaffrey at 212-534-7771 ext. 114.  There is a use/cleaning fee for the grill.

Residents may bring their personal charcoal grills onto the patios.  You may dispose of your used charcoal in the pit or the metal garbage can.  Grills may not be kept or stored on the patio.  

There is no exclusive use of the patios. 

Residents of the condominium may use either patio.

Air Conditioner Replacement Units

For those inquiring what is a repalcement model for their current air conditioners, the following are recommended:

Friederich Model # US 14 B 30A - is the 220 volt unit for the livingrooms.

Friederich Model # US 08 B 10A - is the 110 volt unit for the bedrooms.

 

Window Gasket/Glass Replacement

Unit Owners are responsible for the maintenance of the windows. 

If you should require a vendor to replace a broken window or to replace your gaskets, you may contact Jerome Aluminum at (718) 389-5252.

The condominium has purchased the gaskets in bulk and you will be billed $20.30 for every window on your common charge statement.  Each window requires two gaskets ($10.15 x 2).

REMINDERS

Moving Policy

The following applies to  the sponsor owned units, condominium owners and their renters.

There is a $500 move in/out fee, payable to The Ruppert Yorkville Towers Condominium at least two weeks in advance of the complete move in/out. Only checks or money orders will be accepted.  $200 of the move in/out fee will be non-refundable.

The balance of the fee, $300, will be refunded and mailed within two weeks after the move. If you are moving out be sure to provide us with a forwarding address.

An inspection of the elevator and hallways will be conducted before and after the move.  You will be notified of any damages to the elevator or hallways on the day of the move.  If there are damages, they will be deducted from the $300.

If you are going to be using a professional moving company, in addition to the moving fee, we will require a certificate of insurance, evidencing at least $1,000,000 in general liability coverage and evidence of worker’s compensation coverage.

The moving company should fax a certificate of insurance in advance of the move to the management office as follows:

Move ins/outs will only be permitted from Monday through Friday, from 9:00 AM and 4:00 PM.  No move ins/outs on national and religious holidays, Saturdays or Sundays.

Deliveries will continue to be permitted on Saturdays.

Scheduling of all of the above is done with the receptionist in the management office.

If you should have any questions or concerns, please call management office.

Washer & Dryers

Washing machines and dryers are not permitted to be installed in the individual apartments. 

The current plumbing system cannot handle the demand for water by washing machines and causes the lack of either hot or cold water in the line.  Also, the suds come up through the drains of other units.

Finally, dryers require exhaust pipes to the exterior of the building. The facade of the building cannot be altered.

Hallways

The hallways are not to be used a storage space for bicycles, carriages or other.  Also, do not leave your garbage in front of your door.  Door mats are no longer permitted either. 

Additionally, hallways are not to be decorated for any holiday.

No Smoking

Smoking in the common areas (hallways, staiwells, laundry rooms and lobbies) is prohibited by law.

Laundry Rooms

We have become aware of situations concerning the laundry rooms from complaints from residents, who frequently use the laundry rooms. 

The complaints are that housekeepers/maids and at times residents are monopolizing the washers and dryers for hours at a time.  The second complaint is that some housekeepers/maids are bringing in laundry from the outside or are providing “laundry services” to multiple residents.

We acknowledge that there may be too few machines to service each building, but we are limited to how many machines can be installed because of the size of the rooms.  We also acknowledge that at times there are machines out, due mainly to frequent use, which then further reduces the number of machines available for use.  The laundry room contractor will be contacted to ensure that machines that are out of order are returned to service promptly.

We hope you can help the situation in the laundry rooms by taking into consideration the following:

  • Machines should not be reserved
  • Clothes should not be left in the machines once the cycle is over
  • The laundry rooms are for the benefit of the residents and should only be used for resident laundry.

Compactor Rooms

Nothing should be left on the floor of the compactor rooms.  Recyclables should be brought down to the Third Floor Laundry Rooms and bulk garbage should be brought down to the loading docks.

All other garbage should be put down the compactor chute.

Apartment Use

The apartments are to be used for residential purposes only.  Home offices are permitted. Other uses of the apartment that involve the public entering the building to visit the apartment for any other purpose other than to be a guest of the resident is not permitted.
