Common Charge Payments

 

Monthly common charge payments are due by the 15th of the month.  Payments received after will be assessed a 2% late fee.

 

Payment can be made by check, payable to the Ruppert Yorkville Towers Condominium and mailed to:

Please be sure to send your check with the payment stub and write your account number on your check.

 

You can also sign up online for automatic payments by going to www.rymanagement.com and clicking on the Pay Online option.

 

Move-Ins, Move-Outs and Deliveries of Furniture

 

In order to reserve the elevator, all move-ins, move-outs and deliveries must be scheduled with the management office in advance.

 

If you intend on renting your unit, we will not allow your renter to move out unless you provide us with written permission for your renter to move out. 

 

There is a $500 move in/out fee, payable to The Ruppert Yorkville Towers Condominium at least two weeks in advance of the complete move in/out. Only checks or money orders will be accepted.  $200 of the move in/out fee is non-refundable.

 

The balance of the fee, $300, will be refunded and mailed within two weeks after the move.

 

An inspection of the elevator and hallways will be conducted before and after the move.  You will be notified of any damages to the elevator or hallways on the day of the move.  If there are damages, they will be deducted from the $300.

 

If you are going to be using a professional moving company, in addition to the moving fee, we will require a certificate of insurance, evidencing at least $1,000,000 in general liability coverage and evidence of worker’s compensation coverage.

 

The moving company should fax a certificate of insurance in advance of the move to the management office as follows:

Move ins/outs will only be permitted from Monday through Friday, from 9:00 AM and 4:00 PM.  No move ins/outs on national and religious holidays, Saturdays or Sundays.

 

Deliveries are permitted on Saturdays.

 

Scheduling of all of the above is done with the receptionist in the management office by calling (212) 534-7771 ext. 0, during normal business hours.

 

 

Guest Authorizations

 

If you are expecting visitors and will not be home, you must leave written authorization with the Concierge to permit your guests to enter your unit.  The Concierge has been instructed to only accept written authorization from the unit owner (or authorized tenant) of record.

 

Guest cannot be signed in for more than 30 days.  The authorization will expire after 30 days and they will not be permitted in the building until the unit owner contact the Security Director for another authorization.

 

Repairs, Renovations or Alterations

 

If you are planning to have your apartment painted or having a repair, renovation or alteration of your apartment, please fax a list of the renovations and repairs to the management office at (212) 534-6140 to the attention of Gudy Gulino. 

 

We will then determine if you have to submit a decorating agreement or an alteration agreement.

 

You will be required to have each contractor comply with the following certificate of insurance requirements:

We will require a certificate of insurance from any contractor you hire.  The certificate of insurance must evidence at least $1,000,000 per occurrence general liability and property coverage and evidence of workers compensation coverage.

If your contractor will be performing any electric and/or plumbing work, they must submit copies of their respective licenses.

 

If any demolition work is required, all precautions will be taken by Owner to prevent dirt and dust from permeating other parts of the Building during the progress of the work.  Your contractor shall protect hallway carpeting on a daily basis with Masonite paper or other covering material.  The unit owner will be required to deposit with the condominium a one thousand dollar ($1,000) renovation/alteration fee.  This fee will be used at the conclusion of the project, in its entirety, to pay for any damage to the carpeting, walls or elevators as a result of the renovation/alteration to the subject apartment.  The Superintendent of the premises will conduct an inspection.  If there are no damages, the deposit will be returned to the unit owner within fourteen (14) days from the inspection of the area.

 

Your contractor must take all debris off site and can not be left on the loading docks.

 

The work may only be performed between Monday and Friday from 9:00 a.m. to 4:00 p.m.  Work is not permitted on Saturday, Sundays, national and religious holidays.   This is strictly enforced.

 

 

Apartment Keys

 

The Condominium has purchased a Morse Watchman Key Track system, which is controlled by a computer and operated by the Concierge.  Only those persons authorized on the attached form will be permitted to have access to your keys.

 

Please instruct your guests to bring identification with them, as this will be required prior to the keys being released.

 

 

 

 

Packages

 

You will be notified by the Concierge if you receive a package.  We cannot be responsible for the condition of a package when it arrives; however, the Concierge has been instructed not to accept a package if it appears to have been opened.

 

We will accept delivery of flowers and baskets for the residents, provided that the resident pick up the items within 24 hours.  We do not have the facilities to store and preserve these items and therefore we cannot be held responsible if the item is not promptly picked up and it perishes.

 

If you are aware that you will be receiving a delivery that is perishable and you will no be home, we would appreciate it if you would reschedule the delivery to more convenient time for you.

 

            There is a weight limit of 50 lbs on packages that will be accepted.

 

            Also, packages left for more than 14 days will be returned, unless you have advised the Concierge that you will be away for an extended period of time.  Space is limited and we want to accommodate all without being a storage facility.

 

Service Requests

 

Requests for service to any common areas may be left with the Maintenance Office at (212) 534-7007

 

The Condominium Association is not responsible for repairs or maintenance within your unit.  Should you require repair in your unit, you may contact the Maintenance Office to schedule an appointment by the Superintendent and/or Handyman.  If the Superintendent and/or Handyman is capable of making the repair, he will do so and you will be billed for this time and parts used.  The Superintendent’s and/or Handyman’s time is billed at $35.00 per hour with $15.00 minimum.

 

If he cannot do the repair, he will advise you to the nature of the problem.  If available, provide the name of a contractor who can complete the repair, you may, of course, call any insured contractor of your choosing.

 

If you are renting the apartment from a unit owner, no repairs will be made to the apartment without the prior consent of the unit owner.

 

Bike Room

 

Use of the Bike Room is limited to building residents only.  Unit owner who move out must take their bikes with them.  They may not be left her at the unit owner is no longer a resident.

 

The bike room is opened by building personnel only.  In order to gain access, see the Concierge. 

 

Space is limited in the bike room.  If there are no spaces available, your name will be placed on the waiting list.

 

 

Pets

 

No new dogs or visiting dogs are permitted to be kept in the apartments.  The revised dog policy allows those residents who have properly registered their dogs in accordance with the revised dog policy to continue harboring a dog in the apartment. 

 

Lobby Area

 

No roller blades/skates are permitted in the lobby.  These items must be removed before entering the lobby area.

 

Bikes of all kind should be walked through the lobby.

 

Loitering in the lobby or other common areas of the building is prohibited.  Please instruct household employees not to congregate in the common areas of the building.

 

Apartment Sales and Rentals

 

Selling and renting of apartments is subject to a Right of First Refusal by the Condominium’s Board of Managers, which will not be considered unless a “Lease or Sale Package” is completed and submitted to the Management Office.

 

All rentals must be for a period of at least one-year.

Unit Owner Information Sheet

 

We are asking all unit owners to fill out the attached form and return it to the Management Office at your earliest convenience.

 

 

Laundry Rooms

 

Laundry rooms are located on the third floor of each building.

 

Do not leave your clothes unattended.  Advise your housekeeper of the same.  Should you lose any money in the machines or if your clothes become damaged due to malfunctioning equipment, contact HERCULES.

 

Please do not remove the laundry carts from the laundry rooms.  Please instruct your housekeepers not to throw lint and dryer sheets on the floor.  Please help us keep the rooms neat and clean.

 

Additionally, please instruct household employees not to reserve machines for each other.

 

Fire Safety Tips

 

 

The following are recommendations from the New York City Fire Department on fire safety:

 

·                                             Call the Fire Department if you smell smoke or see a fire.  If you are not sure, notify the Concierge and security to investigate.

 

·                                             Notify the Fire Department by calling the Manhattan Fire Dispatcher directly, (212) 628-2900 or 911.

 

·                                             The Fire Department recommends that for fire rated buildings, it is necessary only to evacuate the apartment where the fire is taking place and the apartment above.  All other residents should stay in their apartments until instructed by Fire Department personnel that evacuation is necessary.

 

·                                             DO NOT USE THE ELEVATORS UNDER ANY CIRCUMSTANCES DURING A BUILDING FIRE.

 

·                                             Smoke kills 90% of fire victims.  Staying in your apartment and out of the halls and stairways will keep you in a much safer environment during a building fire.  If smoke from the hall starts to contaminate your apartment, you should wet towels and sheets and place them at the base of your door.  You can also use duct tape, which is an excellent sealer to seal your apartment door.

 

·                                             Use judgment in opening windows.  Do not open them if smoke is rising from below.

 

·                                             Stay low in heavy smoke and heat conditions.  If possible, open your windows.  If caught in a smoke filled environment, place a wet handkerchief to your mouth to filter out smoke particles.

 

·                                             Feel the door with the back of your hand; if it is hot, do not open.

 

·                                             In case of fire, close all doors behind you.

 

 

Disposal of Refuse

 

The following is the proper procedure to follow in order to comply with the City’s recycling program:

 

1.       All recyclable material should be separated and brought down to the third floor laundry room and placed in the proper bins. 

 

          The following are recyclable materials:

·         newspapers, magazines, catalogs, paper, mail, and envelopes,

·         telephone books and soft-cover books, paper bags,

·         smooth cardboard (such as shoe boxes, cereal boxes with liners removed, cardboard tubes)

·         glass bottles and jars

·         plastic bottles and jugs

·         beverage cartons and drink boxes (milk and juice cartons, juice boxes)

·         metal cans

·         aluminum foil wrap and trays

·         household metal (such as wire hangers, pots and pans, dried-out paint cans with lids removed)

2.         Corrugated cardboard boxes (flattened and tied in bundles) ,  bulk metal (such as metal furniture, cabinets, and appliance), mattresses and toys         are to be brought down to the loading dock area, located on the “A” level.

3.       All other non-recyclable garbage should be placed down the compactor chute.  Do not leave items on the floor of the compactor room.

 

4.       Please instruct your housekeeper of rules so we can maintain clean compactor rooms, which will remain free of insect infestation.

 

5.       Attention:  Any medical use of syringes and needles (i.e. diabetics).  Needles and syringes should be disassembled from one another.  Dispose of these articles in a taped, closed, impenetrable container such as a coffee can, which is recommended by the Department of Health.  Dispose of the container with non-recyclable trash, after you have taped the lid tightly.

 

No Smoking

 

 

Please do not smoke in public hallways, stairwells, elevators, third floor patios, playgrounds and in lobby.

 

Exterminating

 

Exterminating service is available every Wednesday in all buildings.  This is a service we highly recommend you use.  It is not necessary that someone be home.  The only requirement is that you request service in advance and you leave written authorization with the Concierge that will allow access to your apartment.

 

If you have an insect problem, it is important that you remove all items from the kitchen cabinets, in addition, do not line shelves with any type of covering.

 

Management will continue to make every effort to minimize the problem by regular extermination of common areas, however, resident cooperation is most important.

 

Please be advised that the condominium is not responsible to exterminate for bed bugs.  If you have a problem, call an exterminator as soon as possible.  You can also contact the building’s exterminator by calling (212) 480-5800.

 

Window Guards

 

If you have a child 10 years of age or younger living in your unit, you must then install and maintain window guards in your apartment.  Management is required by law to ascertain where children 10 years and under reside.  The installation is mandatory by law and is not an option.

Hallways

 

Fire Department Regulations state that no objects, i.e. bikes, plants or shoes shall be left in public halls.  These items will be removed by maintenance or security and safeguarded in the bike room.  Only bikes and carriages will be kept, all other unclaimed items will be discarded after 72 hours.

 

Notices & Postings

 

The condominium bulletin boards are located on the wall in the Valet areas of each lobby.  Additionally, there are frames above the mailboxes and in the mailbox areas for incidental notices and postings.  Please be sure to check these areas for information.
