All repairs, painting of your apartment, renovations, redecorating or undertaking an alteration of your apartment, you will be required to submit either a decorating agreement or alteration agreement along with all certificates of insurance and a deposit.  Both agreements can be uploaded at the bottom of this page. 

 

Contractors or deliveries of items will not be permitted up to your apartment until all paperwork has been submitted to the management office.

 

 

You will be required to have each contractor and subcontractor  comply with the following certificate of insurance requirements:

We will require a certificate of insurance from any contractor you hire.  The certificate of insurance must evidence at least $1,000,000 per occurrence general liability and property coverage and evidence of workers compensation coverage.

If your contractor will be performing any electric and/or plumbing work, they must submit copies of their respective licenses.

 

If any demolition work is required, all precautions will be taken by Owner to prevent dirt and dust from permeating other parts of the Building during the progress of the work.  Your contractor shall protect hallway carpeting on a daily basis with Masonite paper or other covering material.  The unit owner will be required to deposit with the condominium either $500 for a simple decoration/renovation or $1,000 for a renovation.  This fee will be used at the conclusion of the project, in its entirety, to pay for any damage to the carpeting, walls or elevators as a result of the renovation/alteration to the subject apartment.  The Superintendent of the premises will conduct an inspection.  If there are no damages, the deposit will be returned to the unit owner within fourteen (14) days from the inspection of the area.

 

Your contractor must take all debris off site, as this can not be left on the loading docks.

 

The work may only be performed between Monday and Friday from 9:00 a.m. to 4:00 p.m.  No work may be performed on Saturday, Sunday or on any holiday.
